About the Role

The Director of Real Estate and Development oversees the ongoing rollout of newly branded Calyx Living communities. This is a hands-on, multi-faceted leadership role that spans site evaluation, acquisition, design coordination, entitlement, construction oversight, budgeting, contractor selection, financial modeling, and project delivery. The individual in this position will guide projects from early-stage market selection through construction closeout and turnover. Because the company is in a growth phase, this role requires a leader with strong analytical capability, confident decision-making, robust construction knowledge, and the ability to manage numerous concurrent development projects with precision. The Director of Real Estate and Development will frequently collaborate with architects, engineers, contractors, regulatory agencies, lenders, brokers, and internal executives. A strong understanding of both development strategy and construction execution is essential.

Responsibilities

  • Spearhead and lead a multi-year pipeline of new senior living project rollouts, with a primary focus on ground-up construction.
  • Oversee site entitlement, construction activities, and community opening processes to ensure smooth execution.
  • Develop and refine the evaluation criteria used for identifying and selecting new markets.
  • Source development sites through proactive outreach, direct contact, and broker relationships.
  • Review site and building designs for functionality, feasibility, and constructability.
  • Coordinate general contractor qualification and selection, prepare instructions for bidders, and manage contractor pricing.
  • Conduct detailed pricing analysis for contractors and subcontractors, set unit pricing and allowances, and prepare construction contract documents.
  • Build and maintain strong relationships with municipal and state regulatory bodies, planning boards, and inspectors.
  • Manage on-site construction oversight including quality assurance, site meetings, contract administration, change order review, project closeout, and warranty coordination.
  • Select, specify, and purchase owner-provided equipment, fixtures, and materials.
  • Ensure consistent delivery of projects on time and within approved budget parameters.
  • Perform investment-related tasks including financial modeling, due diligence, and negotiations with landowners, lenders, and internal stakeholders.

Qualifications

  • Minimum of 3 to 5 years of real estate or construction-related experience, preferably managing multi-site rollouts with project budgets of $10 million or more.
  • Owner-developer experience, particularly in long-term hold and own strategies, is a strong advantage.
  • Experience in site analysis, land acquisition, entitlement, and ground-up development management.
  • Advanced proficiency in Microsoft Excel, PowerPoint, Project, and Word, with a strong ability to work with data and analytics.
  • Outstanding written and verbal communication skills, including the ability to present confidently in public settings such as planning board meetings.
